No. We work exclusively on the buyer side. Our fees are paid directly by the client and published in writing before any work begins. This eliminates the conflicts of interest typical of the dual-agency Spanish model where the same firm advises both seller and buyer.
NIE (Spanish tax ID) takes 1–4 weeks depending on consulate workload. A non-resident bank account in Spain can usually be opened within 1–2 weeks once NIE is in process. We coordinate both in parallel with the property search so they do not become a bottleneck at signature.
