Plot selection and feasibility
If you have not yet bought the plot, we audit candidates against the local Plan General de Ordenación Urbana (PGOU): buildable area, setbacks, height, lot coverage, urbanisation status, soil quality and access. A surprising number of plots sold as 'buildable' have hidden constraints. We refuse to engage on plots where the feasibility is marginal.
Architectural design and licencing
Our architects design either bespoke villas or adapt proven typologies (5-bed Mediterranean villa, 4-bed minimalist villa, etc.) to the plot. Design includes structural calculations, energy certificate, fire safety, accessibility and waste management. Licencing typically takes 3–6 months including resolution of any municipal observations.
Construction timeline and milestones
Typical villa construction timeline (after licence):
- Excavation and foundations: 4–6 weeks.
- Structure (concrete frame, slabs): 8–12 weeks.
- Façade, roof, exterior closures: 6–8 weeks.
- Installations (electricity, plumbing, HVAC, pool): 12–16 weeks (in parallel).
- Finishes (floors, walls, kitchen, bathrooms): 8–12 weeks.
- Landscaping, pool finish, fences: 4–6 weeks.
- Licence of first occupation (LFO): 3–8 weeks.
Total: 12–18 months from licence to keys.
Rehabilitation of old fincas and historic villas
The Costa Blanca has a stock of beautiful old fincas, masías and traditional villas that benefit from full structural rehabilitation. Our process for rehabilitation involves a structural survey first, soil and foundation analysis, replacement of obsolete electrical and plumbing, structural reinforcement where needed, addition of insulation and energy efficiency, and modernisation of finishes while preserving the original character.
Energy efficiency and sustainability
All our new constructions and major rehabilitations target energy certificate A or B as standard. We include solar PV, aerothermal heating and cooling, mechanical ventilation with heat recovery (HRV), insulation above CTE minimums, and water-saving fixtures. The energy efficiency premium is typically recovered within 5–8 years through utility savings.
