End-to-end property management

Owning a Spanish property remotely involves dozens of micro-tasks each year: utility bills, community fees, IBI and rubbish tax, pool and garden maintenance, alarm monitoring, holiday rental cleaning between guests, IRNR quarterly tax filings if rented out, and the occasional emergency call when a storm breaks a window. We handle the lot.

Our management contract is transparent, monthly billed, and includes a written monthly report with photos, expenses and any actions taken. Our fees are fixed and there are no commissions on suppliers — every euro we spend with a plumber or gardener is the price the plumber or gardener charges, with no markup.

Holiday rental management

For owners who want to monetise their property during periods of non-use, we manage the full holiday rental cycle. This includes registering the touristic rental licence with the Generalitat Valenciana (licence required), listing on Airbnb, Booking and Vrbo, dynamic pricing based on local demand patterns, guest communication, professional cleaning between guests, linen service, and end-of-year IRNR tax filing.

Owner-stays are blocked in the calendar and the property is prepared with the owner's personal touches before each arrival. Net yield typically lands in the 4–7% range depending on location, with Calpe, Moraira, Jávea and Altea on the higher end.

Long-term rental management

For owners preferring stable income with less operational intensity, we manage long-term lets (LAU 11-month or 5-year contracts). This includes tenant screening (credit check, employment verification, references), drafting and signing the rental contract with the deposit registered at the regional housing authority, monthly rent collection, annual rent increases per IPC, and tenant communications throughout the tenancy.

Maintenance and trades coordination

We work with a vetted network of plumbers, electricians, painters, pool technicians, gardeners, locksmiths, glaziers, alarm technicians and HVAC contractors across all 10 Costa Blanca cities we cover. Every trade we use is registered, insured, has been used by us multiple times, and is invoiced directly to the owner — we add no markup.

For larger interventions (kitchen, bathroom, roof, structural) we engage our renovation team and run the project as a fixed-price closed-scope engagement.

Compliance and reporting

Compliance for international owners includes IRNR quarterly tax filing if the property is rented, IRNR annual filing for personally-used properties (imputed income), IBI and basura annual payments to the municipality, community fees to the community of owners, and Modelo 210 returns. We handle every filing on behalf of the owner and send a clean year-end summary.
