Why renovating in Spain is different
Spanish renovations involve municipal building licences (licencia de obra), payments to the Industrial Tax (ICIO), waste management bonds, and coordination with the community of owners if the property is in a building. Many international buyers underestimate the licence timeline (4–10 weeks for permission) and lock themselves into unrealistic schedules. We handle the licensing in parallel with the design phase so construction starts the moment licence is granted.
Our architects and how we work
Our partner architects are collegiate members of the College of Architects of the Valencia Region (CTAA) and have decades of experience renovating villas and apartments on the Costa Blanca. We pair every project with a single project manager who is the owner's daily contact and a collegiate architect who signs off on the project legally.
Fixed-price contracts
We work on fixed-price closed-scope contracts. The price is agreed before construction starts based on a detailed quantity surveyor estimate, and milestone payments are tied to physical progress (foundations, structure, installations, finishes, FF&E). If the owner requests a change mid-project, we issue a written change order with the agreed cost variation before executing.

Our in-house and partner designers cover several Mediterranean-friendly styles:
- Coastal Mediterranean — white walls, natural wood, ceramic, terracotta, marble accents.
- Scandinavian Mediterranean — light wood, white, beige, minimalist furniture, indoor plants.
- Contemporary villa — neutral palette, large-format porcelain, glass, statement lighting.
- Traditional Spanish — clay floors, wooden beams, wrought iron, terracotta.
Turnkey FF&E option
For owners who want a fully ready home or a rental-ready property, we offer a turnkey FF&E package: furniture, lighting, soft furnishings, kitchenware, linens, TVs and small appliances supplied, delivered and installed. The villa is photographed and listed within 7 days of FF&E installation if holiday rental management is also engaged.
