Independent owner-side project manager
If you have already engaged an architect or a builder and you need an independent set of eyes representing your interests, our project manager service covers exactly that. We do not take commissions from the contractor — we are paid by you and represent you only.

Common scenarios where international owners engage us as project manager:
- Builder is overrunning the budget and the owner needs an independent view on whether change orders are legitimate.
- Builder is overrunning the timeline and the owner needs a recovery plan.
- The quality of finishes is questionable and the owner needs a technical inspection.
- The owner cannot be on-site and needs a representative for site visits and milestone sign-offs.
- The owner needs help interpreting Spanish technical specifications and contract language.
Quality assurance methodology
We use a documented inspection protocol at every milestone (foundations, structure, installations, façade, finishes, pre-handover). Each inspection produces a written report with photos and a list of observations and defects. The contractor must close all defects before the milestone payment is released.
Cost and change-order control
We review every change order proposed by the contractor against the original specification, identify whether it is legitimate (unforeseeable structural issue, owner request) or out of scope (work that should be included in the original price), and negotiate the cost with reference to market rates. This typically saves owners 5–15% of the project cost.
Handover and final inspection
At project completion we perform a full pre-handover inspection, draft the snag list, supervise snag closure, and only sign the handover document once all items are resolved. We then assist with applying for the licence of first occupation (LFO) and registering the property's energy efficiency certificate (CEE).
