How property finding works on Costa Blanca
The Costa Blanca market is fragmented across hundreds of estate agents, off-market listings shared in private networks, pre-launch developments not yet on portals, and forced sales (auction or bank-owned). A foreign buyer browsing Idealista alone sees roughly 30% of the inventory available. Our property finder service covers the full inventory by combining multiple search sources and direct contact with our agent network.
Brief and discovery
We start with a structured discovery call covering target locations, budget, must-have features (bedrooms, pool, sea view, plot size, distance to airport, school proximity), nice-to-haves, deal-breakers, and timeline. We then propose a structured brief which becomes the reference for the search.
Search sources we cover
Active sources we monitor daily:
- Public portals — Idealista, Fotocasa, Habitaclia, Kyero, Rightmove Overseas, Engel & Völkers.
- Local agents — direct network across all 10 Costa Blanca cities we cover.
- Off-market and pre-market — private network of agents and direct sellers.
- New developments — pre-launch information from developers we work with.
- Forced sales — bank-owned, auction, distressed.
Visits, shortlist and selection
Once a long-list is assembled (typically 15–30 properties), we visit the most promising 5–8 properties on your behalf, take photos and video and provide a written assessment. The owner then prioritises and we organise an on-site visit programme for the top picks. Our project manager attends every visit with you.
Offer strategy
For each shortlisted property we provide a written offer recommendation based on transaction comparables, time on market, seller motivation and condition. We negotiate the offer on your behalf with written reporting on every round and proceed to private contract only when terms are agreed.
