Step 1 — Free discovery call (30 minutes)
Every engagement begins with a free 30-minute discovery call. We map your goals, budget, residency status, tax situation and the timeline that drives your decision. There is no commitment at this stage. Most enquiries result in a clear next step within 24 hours of the call.
Step 2 — Tailored brief and shortlist
We translate the discovery call into a structured brief: locations, property type, budget brackets, must-haves, nice-to-haves and deal-breakers. Within 1–2 weeks we prepare a shortlist of 5–8 pre-vetted properties with full analysis including legal status, urban classification, estimated closing costs and (for investors) rental yield projections.
Step 3 — On-site viewing programme
We design an efficient on-site viewing schedule (typically 2–4 days) and accompany every visit. We introduce you to a lawyer, bank manager and notary if needed during this same trip so all parties have met before any decision. Properties are visited in optimal sequence to make the comparison meaningful.
Step 4 — Due diligence and offer strategy
Once a property is selected, our legal team runs full due diligence: Land Registry (Nota Simple), Catastro, urban classification, charges, licences, energy efficiency certificate, technical inspection (ITE) and community of owners status. In parallel, we model the offer strategy based on transaction comparables, time on market and seller motivation.
Step 5 — Private contract, notary and registry
We draft the private contract (contrato de arras) with buyer-side protections, attend notarial signature in person or by power of attorney, and file the transfer with the Land Registry. We also coordinate ITP/IVA tax payment and bank account opening if not already in place.
Step 6 — Optional: renovation and management
For owners who want a turnkey experience, our renovation and property management teams take over from key handover. Renovation is fixed-price closed-scope with single project manager. Management covers keyholder, maintenance, holiday rental management, long-term rental management and all tax filings.
Pricing and engagement
All fees are fixed and disclosed in writing before any work begins. No surprises, no hidden commissions, no kickbacks from third parties. Engagement letter signed before the first paid activity. Monthly engagements can be cancelled with 30 days' notice.
