How to use this mortgage calculator effectively
The Spain mortgage calculator gives an indicative monthly payment for the loan you are considering. The output depends on three inputs: loan amount, term in years, and interest rate (fixed) or Euribor margin (variable). For non-resident buyers, typical current rates are 2.7–3.8% fixed or Euribor 12M + 1.0–2.0% variable.
What the calculator does not show
The monthly payment estimate is only one piece of the total cost. Spanish property closing costs add 11–14% upfront. Insurance, council tax (IBI), community fees, basura and IRNR add €1,500–€6,000 per year. We provide a full cost projection for every property considered.
Euribor in 2026 — context
Euribor 12M tracks ECB monetary policy. After peaking above 4% during 2023–2024, Euribor has eased and is currently in the 2.3–2.7% range. Banks add a margin of 1.0–2.5% depending on borrower profile, so variable rates land in the 3.3–5.0% range for new mortgages.
Fixed vs. variable — back-of-envelope rule
If you plan to keep the mortgage less than 7 years, variable is typically cheaper (no premium for the bank's interest-rate risk). If you plan to keep it 10+ years, fixed is often the more conservative choice. If you do not know, mixed (fixed for 5–10 years then variable) is the safe compromise.
